Stucco Maintenance: What to Check Each Season, and What It Costs to Skip

A stucco or EIFS wall needs three short jobs a year: a spring walk-around, a summer wash and an autumn sealant check.

The maintenance year in four visits

Spring

After the last frost
  • Photograph new cracks and where each starts.
  • Look for dark stains below joints and trims.
  • Tap the wall: hollow means loose finish.
  • Downspouts must discharge away from the wall.

Summer

Warm, dry weeks
  • Wash top down with a hose, soft brush and mild detergent.
  • Book repairs now: base coats cure properly in warmth.

Autumn

Before the first freeze
  • Renew caulking that has split or pulled away.
  • Close small cracks: water in a crack expands about 9% when it freezes.
  • Clear eavestroughs; cut back plants touching the wall.

Winter

Watch only
  • Keep snow piled away from the base of the wall.
  • Repairs wait for spring: cement-based coats do not cure below about 5 °C.

Every penetrationMeters, conduits, vents, lights and taps: the sealant around each must be soft and attached all round.

The bottom edgeThis is where stucco stops above the foundation. Soil or mulch against it keeps the base wet.

Snow and ground drainageSnow banked against the wall melts into it. The ground should slope away from the base.
Windows and doorsFrame caulking is the wall’s wear item. Hard, split or pulled away from one side means replace it.

Four things that damage stucco faster than winter

  • A pressure washer up closeIt drives water behind the finish and can cut the surface.
  • House paint on acrylic or EIFSIt traps moisture in a wall built to dry out. Why painting stucco is risky.
  • Silicone in a crackNo finish bonds to it; it must be cut out before a repair.
  • A wet baseWater from a downspout, sprinkler or garden bed keeps the bottom of the wall soaked.

When the walk-around needs a contractor

  • A crack longer or wider than in last season’s photo.
  • Staining that runs down from a crack, sill or joint.
  • An area that sounds hollow or bulges.
  • A dent in EIFS that shows foam or mesh.

Stucco maintenance questions

How often should stucco be washed?
Once a year suits most GTA homes, with a garden hose, a soft brush and a mild detergent, working from the top down. Shaded north walls that grow algae may need it twice a year.
How long does stucco caulking last?
Exterior sealant typically lasts five to ten years in our climate. Check it every spring and replace any joint that has gone hard, split or pulled away from one side.
How long does a maintained stucco wall last?
A properly installed and maintained stucco or EIFS exterior lasts 30 to 50 years in Ontario. More in how long stucco lasts in Ontario.
