Why does exterior caulking matter so much?

Because sealant joints are the flexible seams of your entire exterior — around windows, doors, penetrations, and where stucco meets other materials. Every one is a designed water-entry barrier with a service life of 10–20 years. When joints crack or pull away, water enters the wall assembly silently; the damage shows up years later as a far more expensive repair.

Caulking is the least glamorous service we offer and one of the highest-value: a day or two of work that protects walls worth tens of thousands. We remove failed sealant completely (caulking over old caulk is a fake repair), install backer rod for correct joint geometry, and tool commercial-grade urethane or silicone sealants matched to the materials on each side. Joint renewal is bundled into every repair and refinishing project, and available standalone — especially smart on 10–15 year old homes across Milton, Vaughan and Markham where builder-grade joints are aging out together.

Caulking questions

How do I know my caulking has failed?
Look for cracking across the bead, sealant pulling away from one side, hardened brittle texture, or staining below the joint. If your home is 10–15 years old and still has original builder caulk, assume it’s due — builder-grade rarely lasts past that window.
What does whole-home caulking renewal cost?
Most homes run $800–$2,500 depending on window count, joint length and access height. It’s among the cheapest exterior work that exists — and it protects the wall assemblies that cost fifty times more to repair after water gets in.
Can’t I just caulk over the old sealant?
No — new sealant doesn’t bond reliably to failed sealant, and the joint geometry underneath is already wrong. Proper renewal removes the old material, installs backer rod for the correct depth-to-width ratio, and tools a new joint that can actually stretch.
What sealants do you use?
Commercial-grade polyurethane and silicone systems chosen per junction — urethanes where paintability and toughness matter, silicones for glass and metal interfaces. Colour-matched to your exterior so joints disappear instead of outlining every window.
Is caulking a winter job?
Cold-weather formulations exist, but joints seal best when installed mid-temperature-range so they flex evenly in both seasons. Fall is ideal: renew joints before freeze-up, and the wall goes into winter sealed.
