Yes — we phase by elevation, protect entrances with covered access where required, and schedule noisy work for agreed windows. Most plaza recoats complete without a single lost business day for tenants.

Do you provide insurance and WSIB documentation?

Standard practice: liability certificates naming the property owner, WSIB clearance for our crews, and signed scope documents before mobilization. Property managers get the full package with the quote, not after chasing.

How do you price commercial facade restoration?

From a documented condition survey: we map damage, test adhesion and moisture, then quote repair quantities and recoat area separately — so you see exactly what’s must-fix versus cosmetic, and can phase spending across budget years.

What finishes hold up at street level?

High-impact mesh under the base coat, and finishes selected for scrubbing rather than looks alone. Grade-level walls take carts, bikes and salt; we spec that band differently than the upper facade, which is where longevity is really decided.

Do you handle multi-year maintenance contracts?

Yes — annual inspection, sealant management and repair-as-needed agreements keep facades ahead of failure and turn exterior spending into a predictable line item. It’s cheaper than reacting to water damage after the fact.

3 storeys & 600 m²

The line between the small-building rules (Part 9) and the large-building rules (Part 3) for business, retail and residential occupancies.

Part 9: most storefronts and small plazas

Three storeys or less and a building area up to 600 m². Cladding falls under Section 9.27 and stucco under Section 9.28 of Division B.

Part 3: taller or larger buildings

Over three storeys or over 600 m², like the Toronto building above. The wall assembly is set by the design drawings, so send them with your quote request.

When in the year can a commercial facade be stuccoed?

We apply stucco and EIFS in Ontario from April to November. Book the site visit in late winter if you want the work done in spring.

Is acrylic stucco the same as EIFS?

No. Acrylic is the finish coat; EIFS is the whole assembly with foam board under it. An EIFS wall is usually finished in acrylic, but an acrylic wall often has no foam at all.

Can I get a price before the site visit?

Yes, as a range: $8–$16 per sq ft for a new finish and $18–$28 for full EIFS. Text the address and photos to (905) 973-6470; the fixed price comes after we measure.
