Why is my north-facing wall going green?
Algae. North walls near the lake stay damp longer after rain, and algae colonizes the perpetually moist finish — it’s cosmetic at first but holds moisture against the wall long-term. What Etobicoke walls are up against
The lake sets the rules south of the Queensway. Mimico, New Toronto, Long Branch and Alderwood take wind-driven rain straight off Lake Ontario, and the lake keeps temperatures hovering around freezing instead of below it. More freeze-thaw cycles per winter means every open joint gets worse faster. South-west elevations here fail first, every time.
Etobicoke has the GTA’s oldest stucco. The Kingsway and Humber Valley have hard-coat stucco that predates acrylic systems entirely. It is more brittle, it cracks at movement points rather than in a fine web, and it needs cementitious repair mortars — not the acrylic patch a general contractor might reach for. Using the wrong material on these walls is how a repair fails in one winter.
Additions are the other half of the work. A lot of Etobicoke homes have grown.
