North York is rebuilding itself — one bungalow at a time

Drive through Willowdale, Bayview Village or Clanton Park and you’ll see the pattern: postwar bungalows coming down, large modern homes going up, and nearly all of them finished in smooth contemporary stucco. That infill boom is the heart of our North York work — full new build stucco packages where the clean, monolithic look is the whole design language of the house.

The other half of our North York calls is transformation without demolition: EIFS overcladding that wraps an existing postwar brick or siding home in continuous insulation and a brand-new skin. It’s the fastest way to make a 1960s house perform — and look — like a 2020s one. We also maintain commercial stucco on plazas and low-rise buildings along the Yonge and Sheppard corridors.

How much does stucco cost in North York?

North York new-build stucco packages typically price at $18–$28 per square foot for insulated EIFS with acrylic finish; overcladding an existing postwar home runs the same rate and commonly totals $35,000–$60,000. Commercial facade work is quoted by scope, with recoat-and-repair projects starting around $10,000.

Full EIFS (insulated system)$18 – $2830–50 yearsInfill homes and overcladding
Localized stucco repair$500 – $3,000 per areaMatches existing wallImpact and crack repair
Stone veneer accents$35 – $6050+ yearsStorefront and entrance features

Ranges reflect typical GTA projects. Final pricing depends on wall condition, height and access, detailing, and total area — we confirm exact numbers after a site visit.

Can you put stucco over my existing brick house?

Yes — EIFS overcladding installs insulation boards mechanically fastened through the brick, then base coat, mesh and acrylic finish. The brick stays as structure; the house gains R-value and a completely new exterior. Window extensions and sill details are the critical points, and we detail them as part of every overcladding quote.

North York stucco questions, answered

Do you do the whole exterior on new infill builds?
Yes — insulation, base coat, mesh, control joints, reveals and finish, coordinated with your builder’s schedule. On contemporary designs we spend real time on reveal layout and panel lines, because on a minimalist facade those lines are the architecture.
My 1960s North York house is cold. Will EIFS actually help?
Substantially. Postwar walls often have little or no cavity insulation, and EIFS adds continuous exterior insulation with no thermal bridges — typically the single biggest envelope improvement available to that housing stock, delivered together with a new exterior look.
Do you handle commercial properties in North York?
Yes — plazas, low-rise offices and storefronts. Commercial work usually means staged scheduling around tenants, night or weekend phases where needed, and finishes selected for cleanability and impact resistance at grade level.
What does a typical overcladding project timeline look like?
About 2–4 weeks: week one for scaffold, insulation and window extensions; week two for base coat and mesh; then curing and finish coat. You stay in the house throughout — the work is entirely exterior.
Will smooth modern stucco crack more than textured?
Smooth finishes don’t crack more, but they hide less — which is why they demand flatter base coats and disciplined control-joint layout. That’s execution, not luck; it’s also why smooth-finish quotes are higher per foot than textured ones.
