Can you put stucco over my existing brick house?

Yes — EIFS overcladding installs insulation boards mechanically fastened through the brick, then base coat, mesh and acrylic finish. The brick stays as structure; the house gains R-value and a completely new exterior. Window extensions and sill details are the critical points, and we detail them as part of every overcladding quote.

What North York walls are up against

Infill construction is the defining condition. North York rebuilds happen on lots between two houses that are still lived in. That changes how a stucco job runs: scaffold placement, protection of the neighbour’s property, noise windows, and material handling through a single narrow side yard. We plan that before quoting, because it is a real cost and pretending otherwise is how a job goes wrong.

Painted stucco is everywhere here. A lot of the post-war housing stock had its stucco painted at some point, often more than once. Paint seals a wall built to breathe, so moisture that gets in cannot dry outward. Before we quote a refinish we check whether the coating is bonded and whether the wall behind it is dry — sometimes it can stay, sometimes it has to come off.

Flat-roof junctions on mid-century homes. Don Mills and Parkwoods have a lot of low-slope roofs meeting stucco parapets. That junction has to be flashed and sealed properly or water runs straight down inside the wall. It is invisible from the ground and it is where we find the worst damage in this part of the city.
