What Milton walls are up against

The escarpment changes the wind. Milton sits against the Niagara Escarpment, and the western edge of town takes noticeably more wind than the older core. Wind-driven rain plus exposure means the sealant and flashing details on west and north-west elevations do more work here than they would on a sheltered subdivision lot in Mississauga.

A young town with a young housing stock. Most of Milton went up after 2000, so the widespread end-of-life failures we see in 1980s Oakville and Burlington subdivisions have not arrived yet. What we mostly do here is colour renewal, joint and sealant work, adding stone to plain elevations, and fixing builder detailing around openings that was done at speed.

Rural properties are a different job. Campbellville and the rural edges have exposure, wind and often no shelter at all. Those walls need more attention to movement joints and to the base-of-wall detail where snow sits against the finish for months.
