Subdivisions in Erin Mills, Meadowvale, East Credit and Lorne Park went up fast through the 80s and 90s, and a lot of them got builder-grade stucco and first-generation EIFS. Thirty years later the symptoms show: hairline cracking across large panels, soft spots under windows, and finishes that have chalked out. Should I repair my old stucco or replace it completely?

Repair when damage is localized — a cracked corner, impact hole, or one weathered elevation. Replace when cracking is spread across multiple walls, the finish has chalked overall, or moisture readings show water behind the system. What Mississauga walls are up against

Two climates in one city. South of the QEW, Port Credit and Lakeview behave like lakefront: more wind-driven rain, more freeze-thaw swings around zero. North of the 403, Meadowvale and Streetsville get colder, drier winters and deeper frost. Same city, genuinely different detailing — heavier sealant and flashing work down south, more attention to control joints and movement up north.

The 1975–1995 belt is where the repair work is. Streetsville, Meadowvale and parts of Erin Mills went up with parged block and the earliest acrylic stucco systems. Thirty to fifty years later, that is chalked finish, hardened caulking and joints that have opened enough to let water behind. The board underneath is usually fine, so re-meshing and refinishing restores the wall without a full tear-off.

Commercial along Hurontario and Dundas. Plazas and low-rise buildings on those corridors are mostly EIFS, and most of them are overdue for joint and sealant renewal. We stage that work around tenant hours so storefronts stay open — see commercial stucco.

My Streetsville home has old parged block. Can it be stuccoed?
Usually yes, and it is one of the most common upgrades we do in that area. The block has to be sound and clean, and any spalling or failed parging gets repaired first. From there we can apply a traditional cement system or add insulation board and go with EIFS, which also cuts heat loss through what is otherwise a very cold wall.
