Why Oakville walls fail where they do

The lake is the whole story on the south side. South of Lakeshore, walls take wind-driven rain off Lake Ontario and swing through freeze-thaw more often than inland Halton, because the lake keeps hovering around zero instead of staying frozen. Every extra freeze-thaw cycle is another chance for water already sitting in a crack to expand and open it further. That is why the south-west elevation is almost always the one that fails first, and why we detail sills, parapets and joints there more heavily.

The 1985–1999 subdivisions are at their end of life. Glen Abbey, River Oaks and parts of Clearview went up with the first generation of acrylic stucco. That original finish is now thirty-plus years old: the colour has chalked, the caulking has gone hard and split, and the control joints — where they exist at all — have opened. The good news is that the foam and the board underneath are usually still sound, so a base coat, mesh and new finish restores the wall for a fraction of a full replacement.

Permits and heritage. Refinishing or repairing an existing exterior does not normally need a building permit in Oakville. You do need approval if you are changing a designated heritage property in Old Oakville, and condo or estate communities often have their own colour approval. We will tell you before we quote if we think your property falls into either case — and we do not start work that would put you offside.

We open a test area first so the recommendation is based on what is actually behind your finish.
Does being close to Lake Ontario really affect stucco?
Yes, noticeably. Lakefront and south Oakville walls get more wind-driven rain and more freeze-thaw cycles per winter than inland properties, because the lake holds temperatures around the freezing point instead of below it. It does not mean stucco is a bad choice near the lake — it means the flashing, sealants and control joints have to be detailed properly, which is exactly where cheaper jobs cut corners.
