Patching or Painting Over Stucco: What the Quick Fix Hides

Caulk or paint makes a crack vanish for a season. On stucco it also hides the stain, hollow spot or wet sheathing that showed where water was getting in, while the damage keeps growing.

This crack was filled and painted, and it reopened along the same stepped path.
The filled strips sit proud of the wall, so the repair itself now shows.
Paint also removes the evidence. Streaks under a crack are how you tell an active leak from an old, dry one.

What each symptom usually hides, and what a cover-up does to it

Five checks before anyone patches the crack

You need a phone, a tape measure and your knuckles.

Photograph it beside a tape measureRepeat the shot a month later. A longer or wider crack has an active cause.
Look directly below itDark streaks, white salt or green growth below mean water is passing through.
Tap the wall around itKnock in a ring a metre wide. A hollow sound means the finish has let go.
Check the same wall insideLook for stains, peeling paint or a musty smell at the drywall, baseboard and sill.
Note where it startsA crack from a window corner, roofline or deck ledger points to the flashing there.

When paint or a patch is the right call

Fine to patch or paint

A hairline crack in a wall that passed all five checks above.
Repainting cement stucco with a breathable masonry coating, after the cause of any crack is fixed.
New cement stucco, once it has cured for at least 28 days (painting rules).

Call before you cover it

Any crack with staining, a hollow sound or a soft spot around it.
Cracks or dents in EIFS, where the foam and mesh need repair rather than caulk.
Integral-colour acrylic finishes, which are not meant to be painted at all.
A crack that came back after an earlier patch. More on which repairs are safe to DIY.

Patching and painting stucco: three questions we get

Why is painting over stucco cracks a problem?

Cement stucco dries by letting water vapour pass out through its face. A film-forming paint slows that, so water that gets in behind through a crack, sill or joint stays in the wall longer, and on a wood-framed house the sheathing is what gets wet.

Will caulk stop a stucco crack from leaking?

Only on the face, and only until the wall moves again. Caulk does not reattach a hollow area or replace a missing flashing, and it covers the streaks that would show whether water is still coming through.

My stucco was already painted. Is that a problem?

Not automatically. We check whether the coating is bonded and whether the wall behind it is dry. Sometimes the coating stays and only the joints around it are corrected; sometimes it has to come off. That decision comes after testing a small area, not from the street.
