Markham’s exteriors span a century — and each era needs its own approach

Few GTA cities mix housing eras like Markham: character homes around Unionville’s Main Street, 90s subdivisions in Berczy and Wismer, and dense new builds in Cornell where stucco shares walls with brick, board-and-batten and stone. Working here means matching not just colour but architectural intent — a smooth modern panel that suits Cornell would look wrong beside a heritage porch in Unionville.

Technically, our Markham jobs concentrate on three things: crack repair on 20–30 year old systems, junction detailing where stucco meets other claddings (the failure point on most mixed-material homes), and full EIFS upgrades that add insulation while modernizing the look.

How much does stucco cost in Markham?

In Markham, localized stucco repair typically runs $500–$3,000 per area, acrylic refinishing $12–$18 per square foot, and full insulated EIFS $18–$28 per square foot in 2026. A complete exterior on a typical Berczy-area two-storey usually lands between $30,000 and $50,000, with mixed-material homes priced by the stucco portion.

Typical stucco pricing in Markham (2026)
SystemTypical range (per sq ft)LifespanBest for
Acrylic stucco (over existing substrate)$12 – $1825–40 yearsRefinishing faded but solid walls
Full EIFS (insulated system)$18 – $2830–50 yearsInsulation-and-look upgrades
Localized stucco repair$500 – $3,000 per areaMatches existing wallCracks and cladding junctions
Stone veneer accents$35 – $6050+ yearsFeature walls beside brick or stone

Ranges reflect typical GTA projects. Final pricing depends on wall condition, height and access, detailing, and total area — we confirm exact numbers after a site visit.

Why do mixed-material exteriors fail at the junctions?

Because different claddings move differently. Brick, wood and stucco expand and contract at different rates, and the joint between them must be a flexible sealant joint — not rigid stucco butted to brick. When builders skip that detail, the junction cracks within a few winters and water follows. Rebuilding those joints correctly is routine work for us.

What stucco work actually looks like in your part of Markham

The job is not the same across the city. What your walls need depends on when the house was built and where it sits.

Unionville

Heritage core plus large modern homes around it

Two very different jobs on the same street: heritage-sensitive repair in the old village, full custom stucco on the newer estate lots.

Angus Glen & Cachet

Estate homes, stucco with extensive stone

High-detail work — the stucco-to-stone transitions are where water gets in if the flashing was rushed.

Cornell & Greensborough

2000s new urbanist subdivisions

Tight lots, front-facing detail, and a lot of builder EIFS now old enough to want refinishing.

Milliken & Middlefield

Late-70s to 90s detached homes

The repair belt: original parged block and first-generation acrylic finishes at end of life.

Thornhill (Markham side)

Mature homes, mixed brick and stucco

Partial stucco over brick, gable ends and roofline work usually done together.

Local conditions

What Markham walls are up against

Inland winters, deep frost. Markham is far enough from the lake that winters are cold and comparatively stable — fewer freeze-thaw cycles than the lakeshore, but deeper frost. That shifts the risk from wind-driven rain toward ground movement and thermal expansion, which is why joint placement matters more here than sealant renewal frequency.

Heritage rules are real in Unionville. Main Street Unionville and the surrounding conservation district have design controls that cover exterior finishes. Refinishing an existing wall is usually fine; changing the character of a street-facing elevation is not automatic. We tell you before quoting if we think your property falls under it.

Stone transitions are the weak point. Markham estate homes use a lot of stone at grade with stucco above. That horizontal transition needs proper flashing and a drainage path, and it is the single most common place we find water getting into an otherwise healthy wall in this city.

FAQ

Stucco in Markham — common questions

How much does stucco cost in Markham?
About $8 to $16 per square foot installed, putting a typical detached home in the $18,000 to $40,000 range and larger Angus Glen or Cachet homes higher. Repairs generally run $450 to $2,500. Every quote is fixed and in writing after we see the walls.
Do I need approval for exterior work in Unionville?
Possibly. Main Street Unionville and the surrounding heritage conservation district have controls on exterior appearance, and Markham also applies design guidelines in some newer communities. Repair and like-for-like refinishing is usually straightforward; changing colour or character on a street-facing elevation may need approval. We flag it before quoting.
Water is getting in where the stone meets the stucco. Is that normal?
It is common, and it is a detailing failure rather than a stucco failure. The horizontal transition from stone to stucco needs flashing that directs water out of the wall. When that is missing or was installed backwards, water runs behind the stone and into the sheathing. The repair is to open the transition, flash it correctly and rebuild — patching the surface will not fix it.
Which areas of Markham do you serve?
Unionville, Angus Glen, Cachet, Cornell, Greensborough, Milliken, Middlefield, Berczy, Wismer and the Markham side of Thornhill. We are Oakville-based, so Markham is about a 45 minute run — site visits are usually within a few days.
