What Vaughan walls are up against

Vaughan is stucco country, and that cuts both ways. More stucco per street than almost anywhere in the GTA means more experienced crews around — and more houses finished at speed during the boom years. A lot of what we repair in Woodbridge and Maple is original work that was installed correctly but without enough control joints for the size of the elevations.

Colder and drier than the lakeshore. Vaughan sits well inland, so winters are colder but with fewer swings across freezing than Oakville or south Mississauga. Deep frost and big temperature ranges make movement joints the critical detail here rather than wind-driven rain.

Big elevations, big consequences. The houses are large and the uninterrupted wall runs are long. On a 40-foot elevation with no joint, the wall has to crack somewhere. Cutting proper control joints into an existing system is one of the most common restoration jobs we do in this city.

My Woodbridge house was stuccoed in the 90s. Replace or restore?
Almost always restore. On homes from that era the insulation board and substrate are usually still sound; what has failed is the finish coat, the caulking and the control joints. Re-meshing, a new base coat and a fresh integrally coloured finish costs roughly 40 to 60 percent of a tear-off. We open a small test area first so the recommendation is based on what is actually behind your finish.
Why does my long front elevation keep cracking?
Almost certainly missing or inadequate control joints. Large Vaughan homes have long uninterrupted wall runs, and stucco needs a deliberate break to move at. Without one it cracks at the weakest point instead, usually at a floor line or above an opening. The fix is cutting proper joints into the system rather than filling the crack again.
