This house from the roofline down

Five levels of the same wall, and what each one had on it when the photo was taken.

  1. Roof edgeThe fascia under the shingles is still bare lumber. Soffit and eavestrough go on after the walls are done.
  2. Upper floorTaupe stucco field. Each window has a raised surround and a projecting sill, wider around the three-panel windows.
  3. Band over the porchA deep moulded band runs across the porch roof and wraps the bay below it, in the same taupe as the walls.
  4. Ground floorThe bay window repeats the upper surrounds. The wide glass door opens onto a concrete porch held up by plain wood posts.
  5. BaseGrey-brown cut stone up to the ground-floor sills, with matching stone piers at the porch and under the side entry.

Four places this wall has to shed water

Detailed walls like these leak at the details, rarely in the flat field.

1Tops of the sillsEvery projecting sill is a small shelf. We cut its top to slope away from the window and put a drip edge underneath, so water falls clear of the wall.
2The porch bandA long horizontal band holds snow all winter. It gets the same sloped top over its whole length, not a flat one.
3Stucco meets stoneThe line above the stone base needs flashing that throws water out over the stone. One crew doing both trades owns that joint.
4Window framesThe finish stops short of each frame, then backer rod and sealant fill the gap. That joint costs $6–$12 per linear foot.

Questions about this Mississauga house

Was the house finished when the photo was taken?
No. The stucco walls, surrounds, porch band and stone base were on, but the fascia was bare lumber, the porch posts were unclad and the yard was still bare soil.
What are the raised window surrounds made of?
On houses like this they are foam profiles fixed to the wall, covered in base coat and mesh, then finished in the wall colour. We price them by the foot per profile, separately from the wall area.
When can stucco go on a new house in Ontario?
Our base and finish coats go on from April to November. A detached home usually takes one to two weeks of our time, weather permitting.
