Four EIFS problems and what each repair costs

The finish and meshed base coat that keep rain out of an EIFS wall are about an eighth of an inch thick, over foam that stops no water. A mark matters once that skin is broken.

A puncture or a cracked dent

A ladder, a bin, hail or a woodpecker went through the finish. Each spot is cut square and rebuilt.

Per spot
$120–$400
Several on one visit
$450–$1,200

A crack that keeps coming back

Off a window corner, the opening has no diagonal mesh. Along a floor line, the wall has no joint. We add the mesh or cut in the joint.

Per crack
$120–$400

A soft, hollow or stained area

Water is behind the system. We find where it gets in, remove the section to the substrate, let it dry and rebuild it.

Rebuilt section
$18–$34 / sq ft

3 to 5 days

Split sealant around windows and doors

Hard, split caulking is cut out and renewed with backer rod and new sealant.

Sealant renewal
$6–$12 / linear ft

What goes back into the hole, from the sheathing out

Caulk pushed into a puncture has no mesh in it, shrinks and holds water behind it. A repair rebuilds every layer the damage reached.

Sheathing and barrier

Wet sheathing dries first, and soft sheathing is replaced before anything covers it.

Foam board

Crushed or wet foam is cut out square and new board goes in at the same thickness.

Reinforcing mesh

New mesh laps at least two and a half inches onto the sound base coat around the opening.

Base coat

The mesh is bedded in base coat, which cures before any finish goes on.

Finish coat

Texture is matched first, then colour. On a faded wall the new finish runs to the nearest corner or joint.

An older barrier EIFS wall can still be repaired

Many EIFS walls from the 1980s and 1990s have no drainage layer behind the foam, so the finish, the sealant joints and the flashings do all the waterproofing.

On these walls a repair always includes the joints near the damage. We check every window and door joint on that elevation and tell you which are due for sealant renewal. How the two kinds of EIFS differ is on the EIFS systems page.

When we tell you not to patch it

If the system has failed, a new EIFS installation runs $18 to $28 per square foot. If only the finish is tired on every side, that is a restoration. These are the signs:

  • Large areas sound hollow when tapped, on more than one wall.
  • The sheathing behind the test opening is wet or soft over a wide area.
  • The same spots have been patched before and have failed again.
  • The walls have no joints at the floor lines and are cracking there on every side.

EIFS repair questions

Can EIFS be patched, or does the whole wall have to be redone?
It can be patched when the damage is local and the wall around it is solid. The whole wall only comes into question when large areas sound hollow or the sheathing behind is wet over a wide area.
Will the patch show?
On a newer wall a small patch can blend well. On a wall that has faded in the sun a lone patch stays visible, so we carry the new finish to the nearest corner or joint line and tell you that before we start.
Can I fill the hole with caulk or spray foam myself?
As a temporary cover to keep rain out for a few weeks, yes. As a repair, no. Both shrink, neither has mesh in it, and it all has to be cut out before the real repair.
Do you repair EIFS that another company installed?
Yes. Most of our repair work is on walls we did not build, including EIFS that is 20 or more years old.
