EIFS Repair & Installation in Mississauga
Holes, wet sections, tired sealant and full re-clads on EIFS walls across Mississauga, from 1990s Erin Mills houses to plazas on Hurontario. Our prices are on this page and the quote is fixed and in writing.

The three EIFS jobs we get from Mississauga, with our prices
Most calls from Mississauga about EIFS are one of these three. Each row shows what the owner sees, what the job involves and the published range we quote from. The fixed price comes in writing after we have tapped the wall and looked behind it.

A hole, a dent or a crack
A ladder, a bin or hail went through the finish, or a crack runs off a window corner and comes back every spring.
Each spot is cut square and rebuilt with foam, mesh, base coat and finish. A crack off a window corner usually means the opening never had diagonal mesh, so that goes in too. Details are on the EIFS repair page.
$120–$400per spot or crack$450–$1,200several on one visit -
Hard caulking and a wall that sounds hollow
Split sealant at every window, stains under the sills, a patch that sounds dull when you knock on it.
Water is getting behind the system. We find the way in, take the wet section back to the sheathing, let it dry and rebuild it, then renew the sealant at the windows and doors on that side with backer rod and new caulking.
$18–$34per sq ft, rebuilt section$6–$12per linear ft of sealant -
A whole exterior that has had its day
Faded on every side, patched more than once, hollow over large areas, or the house is getting new windows anyway.
If the board behind is sound, the house is restored: repairs first, every joint renewed, then a new finish over whole elevations. If the board or sheathing has failed, the old system comes off and a drained EIFS goes on, usually with 1–2" of foam on a re-clad. How that system is built is on the EIFS systems page.

What is likely on your wall, going by when the house was built
The age of a Mississauga subdivision tells us more about an EIFS wall than its colour does. The big difference is whether the wall can drain. Many EIFS walls from the 1980s and 1990s have no drainage layer behind the foam, so the finish, the sealant and the flashings keep all the water out on their own.
1970s–80s
Streetsville, Meadowvale
First-generation stucco and parged block on detached houses, now at the end of their life: chalky finish, split caulking, open joints.
The board behind is usually sound, so these walls are restored more often than torn off.
1990s–2000s
Erin Mills, Central Erin Mills
Large subdivisions with the builder's original EIFS, mostly sound underneath. New colour and a refinish are what owners ask for.
On the older houses here the system may be the barrier kind, so we check the joints and flashings on every side before quoting a finish.
2000s–10s
Churchill Meadows, Lisgar
Newer houses with stucco beside brick and stone. The trouble is builder detailing around windows and rooflines, not the field of the wall.
These are repairs at the openings, often with sealant renewal on the same visit.
Today
Port Credit, Lakeview, Mineola
Teardown rebuilds and custom homes. What goes on now is drainage EIFS: a water-resistive barrier, then grooved foam or a drainage mat, so water that gets past the finish has a way down and out.
Where the house sits matters too. South of the QEW the lakefront walls take more wind-driven rain, so flashing and sealant get more of our time. North of the 403 the frost goes deeper and control joints matter more. The Mississauga stucco page covers the rest of the city's housing, including parged block and cement stucco.
One window and one side wall, worked out at our rates
A range per foot is hard to picture, so here is the arithmetic for two jobs we price often in Mississauga. The sizes are examples. Measure your own and the same sums give you a fair idea before we visit.
Sealant around one window
A 4 ft by 5 ft window. The joint runs round all four sides of the frame.
- Joint length, 4 + 5 + 4 + 5
- 18 linear ft
- Sealant renewal rate
- $6–$12 per ft
- This window
- $108–$216
New EIFS on one side wall
A side elevation of 300 sq ft after the windows are taken out of the measurement.
- Wall area
- 300 sq ft
- New drained EIFS rate
- $18–$28 per sq ft
- This wall
- $5,400–$8,400
Where a house lands inside a range depends on access, how much trim and how many openings the wall has, and what the test opening shows behind the finish. The cost calculator runs the same rates for a whole house. Our quote after the visit is one fixed number in writing.
EIFS plazas and storefronts on Hurontario and Dundas
Low-rise plazas around Cooksville, Mineola and the Hurontario corridor were built with a lot of EIFS, and many have reached the age where the joints and the sealant are due all at once. A stained bay or a damaged sign band is often what gets noticed first, while the joints on the rest of the facade are the same age.
We work on storefronts, plazas and low-rise EIFS buildings and schedule the work around tenant hours, so the units can stay open. More on that work is on the commercial stucco page.
- Sealant renewed along every storefront frame and control joint on the elevation, not only where it has split.
- Impact damage at grade from carts and plows rebuilt, with a harder base detail where it keeps happening.
- Sign bands and parapets checked where water sits on top of a ledge.
- A colour refinish of whole elevations so the plaza does not end up in patches.
EIFS and stucco work from our Mississauga project pages
Both houses have their own project page with the full write-up. Go and look at the walls before you call.
What to send us for a price range
Text the photos to (905) 973-6470 or attach them to the quote form. Musa calls back to book the visit, usually within a day, and the visit and the written quote are free.
- A close-up of each damaged spot with a coin beside it for scale.
- One wide photo of each side of the house or plaza, so we can see where the damage sits.
- The year the building went up, if you know it, and whether the windows have been replaced.
- Any earlier repair you know about, and when it was done.
