Who has a say in your new colour in Mississauga
Most houses in the city can change colour on the owner's word. Four kinds of property have someone else to ask first, and it is worth knowing which one yours is before you pick a swatch.
A designated heritage house
Ask the City firstThe City lists "painting of unpainted masonry" as work that needs heritage approval. On a house with stucco above brick or stone, the masonry stays unpainted unless the City says yes.
Meadowvale Village, Old Port Credit Village, Streetsville
Read the district planThese are the city's three heritage conservation districts. A designated house inside one follows its district plan, which says what needs approval.
A listed heritage house
No City approvalListed is a lower status than designated. The City says alterations to a listed property need no approval from it.
A townhouse in a condominium
Ask the boardIn many townhouse condominiums the corporation looks after the outside walls and picks the colours. The management office will know.
The heritage rules are on the City's when heritage approval is required page, and heritage planning answers at heritage.planning@mississauga.ca. If your house is none of the four, the colour is yours to choose.

Why one side of the house looks older than the others
Sun and water age a stucco colour unevenly, so the four sides of the same house rarely look alike after a few summers.
- South and west
- These get the most sun, so the tint chalks and lightens here first. If only one wall bothers you, it is usually one of these two.
- North
- It dries slowly after rain. Green or grey staining near the bottom and behind shrubs is common, and it has to be cleaned off before any colour goes on.
- The driveway side
- Splash from salted slush marks the bottom of the wall. Check it for loose finish at grade before you budget for colour alone.
Paint, coating or a new finish coat
Ordinary house paint is the wrong product on most stucco: it makes a skin that holds water in a wall that needs to dry outward. What we put on depends on what your wall is made of, and we find that out at the visit. The longer version is on our stucco painting page.
Cement stucco or parging
A breathable mineral or elastomeric coating made for cement.
Common on parged foundations and older Mississauga houses. It takes colour well, as long as cracks are fixed first and the wall is dry.
EIFS or acrylic stucco
A new tinted acrylic finish coat, not paint.
The colour is mixed into the finish itself. When it fades, a fresh coat of finish replaces it. You choose the texture and tint from our colours and finishes.
Stucco somebody painted before
A small test area before anything else.
If the old paint is peeling or the wall behind it is wet, it comes off first. If it is still bonded tight, we can often go over it.
New colour on one front wall
A two-storey detached house: about 400 sq ft of stucco once the garage door and windows are taken out.
What a colour change on one wall costs
The numbers on the left are our published rates, worked through for a typical front elevation. Measure your own wall and the same sums give you a fair range before we visit.
Cracks are repaired before colour because a coat over an open crack still shows it and still lets water in. Window sealant is renewed on the same visit, since hard caulking at a sill is one of the usual ways water gets behind stucco. More on that is on our caulking page.
A coating on cement stucco is priced after we see the wall. Bigger damage is quoted as stucco repair, where a typical job runs $450–$2,500. Either way you get one fixed price in writing.
The colour goes on in two visits
Repairs and new colour are separate trips, so the patches cure before the finish covers them and do not show through.
Visit one: fix the wall
- Dirt, chalk and mildew washed off.
- Cracks opened up, meshed and filled to match the texture.
- Hard sealant cut out and renewed at windows and doors.
- A test area on stucco that was painted before.
Visit two: the colour
- Windows, sills, lights and the ground masked.
- Coating or finish coat applied to a whole side at a time, corner to corner, so there is no line in the middle of a wall.
- Masking off, sealant touched up, site cleaned.
Base coat and finish need about 5°C or warmer to cure, so colour work runs from April to November. You can book the visit and get the quote in any month.
Stucco colour on two Mississauga houses we worked on
On both, the colour is in the finish coat itself. Each house has its own project page with the full write-up, and our Mississauga stucco page covers the rest of our work in the city.
