Stucco Chimney Work in Oakville & the GTA

What a chimney job actually covers
A chimney is 60 to 120 square feet of wall standing in the worst weather position on the house. No overhang above it, no heated room behind it, and a roof draining toward it rather than away. That is why we scope and price a chimney as its own job instead of folding it into a wall rate: the area is small and almost everything else about it is harder.
Four things are in our scope up there — the cladding on the faces, the crown or chase cover on top, the flashing where the chimney meets the roof, and the sealant joints. Those are the four that fail, and a quote that names only the first one is a patch rather than a repair. Most chimneys we finish are part of a bigger job — a full exterior or a restoration, where the chimney is one line on the quote. The other case is a sound house with one bad chimney, which is more common than people expect, and that is a job on its own. Both are quoted the same way: we get eyes on the top before anyone gives you a number.
Masonry chimney or framed chase — not the same job
Finished, they look identical from the street. What is underneath decides the prep, the materials and the price, so establishing which one you have is the first thing that happens on site.
Masonry chimney
- What it is: brick or block, usually with a poured concrete crown and clay flue tiles standing proud of the top.
- Prep: everything loose and spalled comes off, open joints get repointed, and the masonry is keyed and bonded before a coat goes anywhere near it.
- Build-up: base coat with reinforcing mesh carried around every corner, then the finish — the same thinking as stucco over brick on a wall, in a much harder place to stand.
- The top: a cracked crown is rebuilt before anything is finished. Coating over a split crown buries the leak under new work.
Framed wood chase
- What it is: a framed box clad on the outside, with a flat sheet-metal cover on top carrying one or two vent pipes through it.
- Prep: the sheathing gets checked for rot first. A soft chase is a framing job before it is a finish job, and we will tell you that before we quote the finish.
- Build-up: water-resistive barrier, then the system, detailed so anything that gets behind the finish has a way back out — the drainage principle explained on our EIFS page.
- The top: a dished or rusted chase cover gets replaced, not sealed. A cover that ponds water is the most common leak we find up there.
You can usually tell from the ground with binoculars: a concrete top with clay tiles is masonry, a flat metal lid with pipes through it is a chase. Not sure? Send a photo to (905) 973-6470 and we will tell you which one you are looking at.
Getting up there is most of the price
This is the part homeowners are not expecting, so we say it early. On a chimney the stucco is the small half of the job. At our residential rate of $8 – $16 per square foot installed, 80 square feet of chimney finish is roughly $640 to $1,280 of actual finishing work — frequently less than what it takes to get a crew, staging and materials safely onto a steep two-storey roof and keep them there for three days.
Short chimney, low-slope roof: roof jacks and planks, set up in a morning. Tall chimney, steep roof, or a third-storey elevation: real staging, which is a genuine line on the quote rather than padding. If a chimney quote has no access cost in it at all, ask the contractor how the crew plans to stand up there. It is a fair question and the answer tells you a lot.
The flip side is worth money to you. The setup is nearly the same whether we finish 80 square feet or 800, so if a crew is already staged on that roof or already on the house for other work, chimney details get dramatically cheaper. If anything else on your exterior is due in the next couple of years, do the chimney at the same time. That is the single best piece of scheduling advice on this page.
Who goes up first, and why it matters
Chimneys sit where three trades meet. Getting the sequence wrong means someone cuts into finished work, and it is always the stucco that gets cut.
Roof before chimney. If the shingles are being replaced, they go on first. Step flashing and counter-flashing at a chimney are woven into the roofing, so re-roofing after we finish means lifting our flashing and cutting back into the coat around it. Roofing first, then us, and the detail is done once.
Flashing is decided before the finish, not after. Counter-flashing gets let into the chimney and lapped over the step flashing, and on a wide chimney facing up-slope a cricket sheds water around it rather than letting it stand against the back face. Those are decided while the top is open. Sealing over the top of a bad flashing detail is a season of quiet before the same leak comes back, and it is the repair we get called to redo most often. Fuel-side work before we close anything up. If a liner, a vent or an appliance cap is being touched, the heating contractor finishes first. We are not going to coat a chimney and then have someone open it again a week later.
Season: April to November, the same as every other coat on the house. Base coats and finishes cure the same way up there as they do at ground level and they suffer from cold the same way too. Emergency sealing to get a leaking chimney through a winter is something we do year-round; finishing it properly waits for temperatures that let it cure.

What pushes a chimney past that band: rotten framing inside a chase that has to come out before any finish goes on, top courses of brick spalled badly enough to need rebuilding, or a third-storey chimney needing full scaffolding rather than roof jacks. None of those are common, none are rare, and none can be seen from the ground — which is exactly why we do not price chimneys over the phone. Where our scope stops, and when we tell you not to bother
Inside the flue is not ours. Our work is the outside: cladding, crown or chase cover, flashing, sealant. Liners, caps that form part of an appliance's venting, clearances to combustibles, whether something is safely vented at all — that is fuel-safety work and it belongs to a licensed heating contractor. If we open a chimney and find a liner problem, we stop and tell you to call one. A rain cap that keeps water off a crown is exterior work; a cap that vents an appliance is not, and swapping one because it looked rusty is how a well-meant repair turns into a safety problem.
Sometimes the honest answer is to take it down. A lot of GTA chimneys are not venting anything any more. When a house gets a high-efficiency furnace or a tankless water heater, the new appliance vents sideways through a pipe in the wall and the old flue is abandoned — but the chimney stays up out of habit. If nothing vents into it and there is no working fireplace, restoring it means paying to maintain a decorative tower in the worst weather position on the building, on a sealant cycle, forever. We will say so. Confirm with your heating contractor that the flue really is out of service first, and check whether your municipality wants a permit.
And sometimes it is not the chimney at all. A stain on a ceiling near a chimney is often the flashing or the chase cover rather than the cladding, and occasionally it is the roof. We find where the water is actually getting in before anything gets coated, because a chimney that has been refinished over a live leak looks perfect and keeps leaking.
