Stucco Repair in Toronto
Cracks, holes and water-damaged sections repaired on Toronto houses and storefronts, planned around tight lots, shared side passages and the City rules for the street. Prices are published below.

In Toronto the first question is how we get to the wall
A cracked window corner is the same repair in Toronto as in Oakville. We cut it open, add the mesh that was missing, rebuild the base coat and match the finish. What changes in the city is the ground around the house.
The photo is the side of a Toronto house we finished. The wall is two storeys high and the fence next door is about a ladder length away. A repair halfway up a wall like this one is a different day's work from the same repair beside a driveway.
So before a price, we ask where the damage is and what is under it. Our crew is based in Oakville and most Toronto addresses are 30 to 45 minutes away. The visit is free and the quote is fixed and in writing.
Three ways to reach a Toronto wall, and what each one needs
Tell us which of these your wall is when you call. It decides the equipment, the number of people and whether anyone besides you has to say yes.
From your own yard or driveway
The ladder or a small scaffold stands on your property. Materials come up the driveway and the waste leaves in our truck the same day.
This is the plain case. The published ranges below usually hold without any extra for access.
Along a shared side passage
On many semis and narrow detached lots the only way to the side wall is a walkway you share, or a strip that belongs to the house next door.
We need your neighbour's agreement before a ladder stands on their side. Ask them before the visit if you can. Everything is carried in by hand, and we cover their wall, windows and paving while we work.
From the sidewalk or the lane
A storefront, or a house built to the lot line, can only be reached from City property. The City of Toronto asks for a Street Occupation Permit to use any part of the public right of way during the work.
Its list includes a disposal bin in the roadway or public laneway, storage of materials and equipment, and a walk-through or staging scaffold. We tell you at the visit whether your job needs one.
The hours a crew may work on your street
Cutting out stucco is loud. The City's noise rules set when construction noise is allowed, and we plan every Toronto repair inside them.
Monday to Friday the window is 7 a.m. to 7 p.m. On Saturday it opens at 9 a.m. On Sundays and statutory holidays construction noise is not allowed at any hour.
For you that means a Sunday repair is not something we can offer in Toronto, however small the patch.
A crack repair or a sealant job is usually one day, so it fits a single weekday. A patch with a texture match takes one to two days. A section rebuilt after water damage takes three to five, because the base coat has to cure before the finish goes on.
The noisy part, cutting back to sound material, is done on the first morning. The days after it are trowel work.
What a stucco repair costs in Toronto
- Sealant renewed around windows, doors and joints
- $6–$12per linear ft
- One crack, routed, meshed and refinished
- $120–$400per crack
- A small patch with a texture match, up to about 20 sq ft
- $450–$1,200per patch
- A water-damaged section rebuilt from the substrate
- $18–$34per sq ft
- One whole elevation given new mesh, base coat and finish
- $9–$16per sq ft
These are the ranges on our stucco repair page, and we use the same ones in Toronto. Most repairs come to between $450 and $2,500. Height, a shared passage or work from the sidewalk put a job nearer the top of its range, and a City permit, where one is needed, is a separate line on the quote. To find out which kind of crack you have before you call, use the crack guide on that page.
Does a repair need a permit from the City?
Building permit
A repair to an existing stucco wall is not work we take out a building permit for. The City's page When do I need a building permit? goes further. It lists re-cladding a house or small building of three storeys or less, with a non-combustible material other than brick or stone veneer, among the jobs that do not need one.
The same page says its list is not complete. If your repair grows into structural work, such as rotted framing behind the stucco, we stop and tell you before anything is covered up.
Heritage addresses
Owners of a property designated under the Ontario Heritage Act need a heritage permit before changing it, and permission has to be in hand before work starts. That is in the City's Heritage Permit Guide.
If your house is designated, or stands in a heritage conservation district, say so when you call. Heritage Planning (heritageplanning@toronto.ca) confirms whether a given repair needs a permit, and we match the texture that is on the wall now.
Walls we have finished in Toronto
These three are installations. They are here so you can see our finish on Toronto buildings, and each has its own page.

A contemporary house
Charcoal acrylic stucco with one light band up the middle of the front.

An EIFS exterior
Insulated EIFS on a new house, photographed with the scaffold still up.

A commercial building
A multi-storey facade, the kind of job that is staged from the street.
For a repair job from first look to finished wall, see our Mississauga repair and restoration project. Everything else we do in the city is on the Toronto stucco contractor page.
Send these four things and we can give you a range the same day
Text them to (905) 973-6470 or attach them to the quote form. Finished repairs are booked from April to November, because base coat and acrylic finish need about 5°C or more to cure. If water is getting in now, we seal the spot in any month and come back for the finish.
An EIFS wall with a hole in it has its own page: EIFS repair.
- A close photo of the damage with a hand or a coin beside it.
- A photo from across the street or the yard that shows where on the house it is.
- A photo of the ground under it: driveway, side passage, sidewalk or lane.
- Your street and nearest main intersection, and whether the house is a semi or a heritage address.
