Acrylic vs Traditional Stucco in Oakville & the GTA
Cement cures hard, acrylic cures flexible, and that one difference decides cracking, colour and how a repair looks in year fifteen. We install both, so the call gets made on your wall rather than on what we would rather sell.

Cement cures hard. Acrylic cures flexible.
That one sentence decides most of what follows. Traditional stucco is portland cement, lime and sand. It cures by hydration into a rigid mineral crust that is part of the wall, and like every cement product it shrinks slightly as it cures and moves very little afterwards. Acrylic stucco is a polymer-modified finish, delivered pre-tinted in a pail, trowelled over a base coat. It cures by drying rather than by hydration, and it stays slightly elastic for its whole service life.
Everything homeowners actually ask about — hairline cracking, colour fade, how a patch looks in year fifteen, what it costs — comes out of that difference. A rigid coat resists impact and abrasion better and lets the wall breathe more freely. An elastic coat bridges the small movements that put hairline cracks into cement, and holds its colour far longer because the pigment is locked in a polymer rather than sitting in a mineral matrix that weathers.
Neither is the better material. We install both, along with EIFS, which is exactly why we have no reason to push you toward one. The right answer depends on what is behind the coat, and that is the part most quotes never mention.
This is not the same question as “EIFS or traditional”
These two questions get mixed together constantly, including by contractors, and confusing them is how people end up comparing quotes that are not for the same wall.
Acrylic versus traditional is a question about the finish coat. It asks what the outermost few millimetres are made of. You can put an acrylic finish on a cement base coat over wire lath, or over block, or over a foam system — the finish does not tell you what is underneath it.
EIFS versus traditional is a question about the whole assembly. It asks whether there is a layer of insulation board between your sheathing and the coating. An EIFS wall is normally finished in acrylic, which is where the confusion starts, but a wall can be finished in acrylic with no foam anywhere in it. That is an extremely common GTA build, and it is not EIFS.
So if somebody tells you their quote is “acrylic” and someone else says “EIFS”, you have not yet been told whether those two walls are the same thickness, the same insulation value or the same price. Ask each one what goes on the wall layer by layer. Which finish we specify, and on what
We would rather tell you before you spend the money. These are the calls we make on GTA houses, and the reasons behind them.
Traditional cement finish
- Solid masonry that needs to dry outward — older block and brick walls with no drainage cavity behind them. A cement finish is the more vapour-open of the two and lets the wall give moisture back to the air.
- Heritage and character homes where the existing finish is cement and the new work has to sit beside it without reading as a different material.
- High-abuse areas — ground-level walls, garage surrounds, commercial entrances, anywhere that takes shovels, bikes and trolleys. It is the harder surface and it stays harder.
- Matching an existing hard-coat wall on an addition or a rebuilt elevation. Putting acrylic next to cement telegraphs the join in raking light no matter how good the colour match is.
- Where a dead-flat, very fine texture is wanted and the wall is stable enough to carry it.
Acrylic finish
- Over any foam-insulated system — on EIFS this is not a preference, it is what the assembly is designed for. A rigid cement finish over foam cracks.
- Framed walls that move — new builds still settling, additions, anything over sheathing rather than masonry. The elasticity absorbs what would otherwise become hairline cracking.
- Strong or dark colours you want to still recognise in fifteen years. Factory tinting is consistent pail to pail, and the colour holds far better than pigmented cement.
- Exposed elevations taking full south and west sun and the worst of the freeze-thaw.
- Where the schedule is tight — acrylic goes on over a cured base coat and is weather-resistant much sooner than a cement finish that still has curing to do.

How each one behaves through a GTA winter
Cracking. A cement finish shrinks as it cures and has almost no ability to stretch afterwards, so movement in the wall comes out as hairline cracking. That is why control joints matter more on a traditional wall than on an acrylic one: the joint gives the wall a planned place to move so it does not choose its own. An acrylic finish flexes with small movement instead of splitting, which is its single biggest practical advantage here. Neither material saves a wall from a real structural problem — why stucco cracks in GTA winters goes through which cracks mean what.
Freeze-thaw and saturation. Both handle Ontario winters properly when they are installed as part of a complete system with drainage and flashing that work. Cement absorbs more water and gives it back; acrylic sheds more water and is less absorbent. The failures we get called to are almost never the finish material losing an argument with the weather. They are water arriving somewhere it was never meant to be — a flashing detail, a dead sealant joint, or grade piled against the wall.
Salt at the plough line. Along driveways and walks we see chalking and surface loss on both, at the exact height the snow gets pushed to. Cement takes it slightly better, which is one more reason we lean traditional on ground-level and commercial walls that meet a sidewalk.
Season. April to November for either one, and for the same reason: both need sustained temperatures above freezing to cure or dry properly, and a coat that freezes before it sets is a coat that comes off.
Colour, fade and how a repair blends later
This is where the two genuinely separate, and almost nobody asks about it at quote stage.
Acrylic holds colour longer. The pigment is bound in a polymer engineered for UV, and it is factory-mixed, so what goes on the south elevation matches what goes on the north. Pigmented cement finishes are mixed on site, and mineral surfaces weather and chalk, so a strong colour in cement will soften over the years in a way the same colour in acrylic will not.
Cement is easier to live with when it does fade. Because it is the same material through its thickness, wear reads as a mellowing rather than as a worn film, and a repair can be worked into it with a trowel by someone who knows what they are doing.
Either way, a patch does not vanish. A repair blended into a twenty-year-old wall gets close enough that most people stop seeing it within a season — and anybody promising more than that has not done many of them. We keep the batch and formula for every house on file for exactly this reason, which is the detail that decides whether the repair blends or announces itself. One caution on dark colours over foam: manufacturers publish a minimum light-reflectance value for finishes over EPS, because heat build-up behind a dark coat is a real limit on those assemblies. We tell you where your colour sits against that before the material is ordered, not after.
What the choice does to your quote
Less than people expect, and far less than the decision underneath it.
Both finishes sit inside the same published band: our residential rate is $8 – $16 per square foot installed for a full exterior in stucco or EIFS. Acrylic material costs more per pail than site-mixed cement finish; cement finish carries more labour and more curing time. On most houses those two largely cancel, and where your quote actually lands inside that band is set by wall area, storeys, access, how much prep the existing wall needs and how much detail work there is around openings.
What does move the number is the assembly, not the finish. Adding foam takes a wall from that residential rate up to the $18 – $28 per square foot we publish for a full EIFS system, because you are buying insulation, base coat and mesh as well as a finish. If one quote in your pile is materially cheaper than the others, the difference is nearly always in the layers nobody can see once the wall is closed up — that is the whole argument in why the cheapest stucco quote usually costs more.

How we decide on your house — and when we talk you out of one
We look at what is behind the coat first. Solid masonry with no cavity, or a wall that needs to dry outward, points to cement. Foam, sheathing or a wall that is going to move points to acrylic. That call gets made on site, because it depends on the substrate, and no one can make it from a photograph or over the phone.
We will talk you out of acrylic on a heritage masonry wall that has been breathing happily for eighty years, and on ground-level commercial walls that take daily abuse.
We will talk you out of traditional over any foam system, on a deep colour you want to keep, and on a new build still settling, where a rigid finish will show you every bit of that movement.
And sometimes the honest answer is that your existing wall is fine. If the finish on your house has faded but the system underneath is sound, that is a restoration question, not a material-choice question, and it costs a fraction of a re-clad.
