The vinyl always comes off. What it has been covering, the edges it was hiding, and why the line above your brick decides whether the new wall lasts.

A lot of GTA subdivision houses from the eighties and nineties were finished the same way: brick across the front or the ground floor, vinyl on the sides, the back and the upper storey. Thirty years on, the brick still looks like brick and the vinyl looks tired — chalky on the south side, a few panels cracked by stones off the lawnmower. If you are thinking about replacing vinyl siding with stucco, here is the first thing I will tell you at the kitchen table: the vinyl comes off, all of it. The price and the lifespan of the new wall are then decided by what the vinyl has been covering and by the line where the new wall meets your brick.

Can you put stucco over vinyl siding?

No, and nobody should offer to. Vinyl is hung loose on purpose so it can slide as it heats and cools, it is hollow behind every course, and it sits in front of the wall’s real water barrier. Stucco needs a flat, rigid base fastened into the framing, with a drainage plane behind it. The vinyl comes off first.

Vinyl installation instructions have the installer leave every nail a hair proud of the panel, so the panel can slide in its slotted holes — a long run of vinyl grows and shrinks by a measurable fraction of an inch between a July afternoon and a January night. Fasten lath through that and you have pinned something designed to move, over a hollow profile that crushes the moment a fastener is driven tight.

The water reason matters most. Vinyl was never waterproof. Some rain always gets behind it, and it is built to let that water run down the housewrap underneath and out at the bottom — the wrap is the actual barrier on that wall. Leave the vinyl in place, build stucco on top, and you have trapped a plastic layer between two water paths, with every lath fastener punched through both and nothing sealing any of it.

So if a quote offers to go “straight over the siding and save you the tear-off”, that quote was written from a car window. Wood and aluminum siding almost always get the same answer for the same reasons: the old cladding comes off and the new wall is built from the sheathing out.

What is under the vinyl, and why does it move the price?

Nobody knows until it is off, including whoever quotes you. Under the vinyl there may be housewrap on sound sheathing, a thin foam backer board, the original siding of the house, or sheathing that has been quietly wet for years. The first three are tear-off and disposal. The fourth is carpentry, and it gets priced once somebody can see it.

That last case is why I never trust a vinyl wall just because it looks perfect. Vinyl does not stain, soften or bulge when the sheathing behind it is wet. It keeps looking like vinyl. Water collects where the wall is interrupted — under the bottom corners of windows, where a lower roof dies into the wall, along the base near the ground, and around anything bolted through — and the first honest look anybody gets at those spots is on tear-off day.

That fourth row is the one to settle on paper. Agree the per-sheet rate for replacing sheathing before the job starts, and ask for a dated photograph of every sheet that comes out. It costs nothing to agree in advance, and it turns the one real unknown in a siding re-clad into a line item instead of an argument.

Every edge the vinyl was quietly covering

Vinyl hides all of its edges in plastic trim: J-channel around the windows, a post at each outside corner, a starter strip along the bottom and a channel under the soffit. Stucco has no plastic trim, so each edge is rebuilt as a real detail — and the edges are where water gets into a stucco wall.

The windows need the most thought. On traditional three-coat stucco the new face ends up close to where the face of the vinyl was, so most windows keep working with a proper edge detail around them. On EIFS they do not: 50–100 mm of foam pushes the face of the wall out and leaves every window sitting at the back of a pocket. That pocket needs a return on all four sides and a sloped sill, or it becomes a little shelf that holds water against the frame all winter.

If the windows are due in the next few years, deal with them first. I made the whole case in the post on replacing windows in a stucco house: on a newer stucco wall the finish runs over the nailing fin of the window, so changing one later means cutting open a wall you have just paid for. With the vinyl off, every window in the house is exposed for a few days. It will not be that easy again for as long as the new wall lasts.

What happens where the new stucco meets the brick?

The water running down behind the new stucco has to leave the wall above the brick and land outside it — never on top of the brick, and never in the cavity behind it. That takes a flashing or weep screed with a drip along the line, lapped under the new barrier, and a deliberate break between the two claddings.

It is the easiest detail on the house to get wrong in a way that looks finished. The quick version runs the stucco straight down onto the top course of brick, tools a neat edge and runs a bead of caulk along it. It looks tidy for a year or two. Behind it, the drainage plane of the whole storey above empties onto that top course and down the back of the veneer, and that course, soaked every time it rains, starts to spall after a few freeze-thaw winters.

The right version puts a metal flashing with a drip edge, or a weep screed, along the top of the brick. The new water barrier laps down over it, never tucked behind it, so anything running down the back of the stucco is carried out and dropped clear of the brick face. And there is a gap between the stucco and the brick, closed with sealant, because a wood-framed wall and a brick veneer are two separate structures that move differently through the seasons. Bond the stucco hard onto the brick and it cracks in a dead straight line along the join.

The same logic turns ninety degrees at the front corners, where a stucco side wall meets the return of a brick front: a bead held off the brick and a sealant joint, never base coat buttered into the mortar. It is the same principle as keeping the weep screed clear at grade, with your brick standing in for the ground.

How much does it cost to replace vinyl siding with stucco in the GTA?

On our pricing, a residential re-clad runs $8–16 per square foot of wall, installed, with the vinyl tear-off and disposal inside that number. Wet sheathing found underneath is extra, priced per sheet at a rate agreed in advance. Measure wall area rather than floor area, and leave out any brick you are keeping.

Here is an illustration, not a quote. Take a two-storey house with a brick front and vinyl on the sides and back, and say that works out to 1,400 square feet of wall once the windows are netted out. At $8 a foot that is $11,200. At $16 it is $22,400. Where a house lands in that band is mostly visible from the driveway. Is it worth replacing vinyl siding with stucco?

It is worth it when the vinyl is near the end of its life, when you want EIFS insulation added outside the studs, or when the windows are being done. It is not worth it just because you are tired of the look of a wall that works. Vinyl costs less to install and asks less of you afterwards.

Our own cladding comparison on the residential stucco page puts vinyl at 20–30 years and stucco at 30–50. A vinyl wall gone brittle and chalky after twenty-five years needs new cladding one way or another, and the only question is which. A ten-year-old vinyl wall with one faded elevation is a different conversation: replace the panels on that elevation. It will cost a fraction of anything I can quote you, and I would rather tell you that at the door than take the job.

The strongest reason to switch is insulation. A re-clad is one of the very few times the outside of a wall is open, and EIFS puts a continuous layer of foam over the studs, where the insulation already in the wall cannot reach. And be straight with yourself about upkeep: vinyl mostly needs a wash, while a stucco wall has sealant joints around every window that are a wear item on a five-to-ten-year cycle.

Do you need a permit to switch from siding to stucco?

In Toronto, re-cladding a house with non-combustible material other than brick or stone veneer is listed as work that does not need a permit. Traditional cement stucco is non-combustible and usually qualifies. Most EIFS does not, because the foam typically makes it combustible under code testing. Other GTA municipalities publish their own rules, so check yours.

That wording is on the City of Toronto permit page, and it matters on a siding job more than most, because choosing EIFS over three-coat is the exact decision that moves you from exempt to needing a permit. I went through the rules in more detail in the stucco permits guide. Settle it before the start date, not halfway through the tear-off.

How the job runs, one elevation at a time

Vinyl comes off faster than almost any cladding there is, and that is the trap. It is easy to strip three sides of a house in a morning and then watch the forecast change. The rule on our jobs: nothing comes off that cannot be wrapped and closed again the same day.

  1. Quote with the unknown written in. The per-sheet sheathing rate and dated photographs, agreed before the start.
  2. Windows decided first. Replaced now, or confirmed in writing that they stay.
  3. Strip, inspect, close. One elevation at a time: vinyl off, sheathing checked and photographed, bad sheets replaced, new barrier and flashings on before the crew leaves.
  4. Edges before the field. The line above the brick, the window beads, the corners and the weep screed go on before a trowel touches the wall.
  5. Finish coats in the right weather. Cement stucco needs mild temperatures through its cure, so in the GTA the finish is booked for the season, not just the start date.

The short version

You cannot put stucco over vinyl. The siding comes off, and what it uncovers decides the one part of the price nobody can give you in advance. Every plastic edge becomes a real detail, the windows get decided before the wall goes up, and the line above your brick has to throw water out over the brick face rather than onto it.
